Who Are We?
As the Northwest's largest REALTOR®-owned Multiple Listing Service(MLS),
we serve approximately 11,000 Real Estate Professionals in over 2,200 offices throughout
Oregon and Southern Washington.
How Are We Structured?
Regional Multiple Listing Service (RMLS™) is governed by representatives of our subscribers.
The 16-member Board of Directors formed from REALTOR® subscribers
represents our current three shareholders (Portland Metro,
East Metro, and
Clark County Associations
of REALTORS®.)
In addition, the
Service Advisory Committee (SAC) provides representation for subscribers
who belong to associations that are not shareholders in RMLS™. The chair of this
committee is a full director on the RMLS™ Board of Directors.
RMLS™ currently has 60 employees and 10 conveniently located
offices
providing service in: Portland, Vancouver, Eugene, Florence, Hood River, Hermiston,
Roseburg, Coos Bay, Brookings and Salem.
Whom Do We Serve?
RMLS™ is the primary provider of MLS services to the Real Estate Industry in Baker,
Clackamas, Columbia, Coos, Curry, Douglas, Gilliam, Grant, Hood River, Lane, Morrow, Multnomah,
Sherman, Umatilla, Union, Wallowa, Wasco, Washington, Wheeler and Yamhill counties in Oregon and Clark,
Cowlitz, Pacific, Skamania and Klickitat Counties in Washington.
What Do We Do?
The RMLS™ database holds an archive of over one million listings, including over
35,000
active listings, and over two million tax records. Our mapping program provides state of
the industry aerial, street, plat maps and more.
The RMLSweb system, used by REALTORS®, is developed in-house
by our programming staff. RMLS™ routinely deploys enhancements to RMLSweb (at least
once a month), using requests from our subscribers to set priorities. RMLS.com makes
public viewing of listing information available through the Internet.
What Is Our Mission?
Regional Multiple Listing Service (RMLS™) produces and provides multiple listing
and related
services to subscribers and facilitates cooperation between REALTOR® participants.
RMLS™ was incorporated in August 1990. This event culminated nine months of discussions
among representatives from the Portland metropolitan area REALTOR®
organizations to investigate the possibility of forming a REALTOR®
-owned MLS.
Computerization/Implementation
RMLS™ began computerized MLS and lockbox services in May 1991. Within a few short
weeks, 3,433 area REALTORS® had subscribed to the fledgling MLS.
We currently have approximately 11,000 subscribers.
Expansion
Service to Douglas and Coos Counties in Oregon was added in 1999. The following
year a merger with the Clark County, Washington MLS was finalized. This raised subscribership
over the 7,000 mark. Service to Lane County followed in 2001. Curry County and the
Mid-Columbia region in Oregon and Washington joined in 2005. Florence, Oregon (also
a part of Lane County) and the Central Oregon Coast Board of REALTORS®
joined us in 2006. Umatilla (Columbia Basin and Umatilla Boards), Baker and Union
Counties joined us in 2008 bringing our total to over 11,000 subscribers.
Service Advisory Committee
The
Service Advisory Committee was established in 2000 to provide input to the
governance of RMLS™ for subscribers from areas whose REALTOR® Associations
were not shareholders in RMLS™. The SAC is represented on the
Board of Directors.
In-house Software Development
In-house software development at RMLS™ has a long history. Although RMLS™ utilized
a vended dial-up system as its main MLS from inception until 2002, the first foray
into software development occurred in 1994. PC Financials was a financial functions
program developed by RMLS™ and distributed to the subscribers free of charge on
floppy disks. In 1996 an electronic advertising program called PC HomeExplorer was
introduced. This program also utilized a floppy disk, and was given to prospective
buyers who could then access limited property information on-line. RMLS™ now utilizes
in-house software development for the main MLS system, RMLSweb.
Development on RMLSweb began in 1998, when Terradatum was selected for the development
of an Internet-based MLS system. The first version of RMLSweb was rolled out early
in 1999. In 2001, development moved in-house. In 2008, RMLS™ created a simplified version
of our subscriber only website designed to be used on mobile devices.
Customer Service
From the early days, RMLS™ has always had a goal of good communication with brokers and subscribers and
outstanding customer service. The Training Department’s origins
date to 1994, while the first Help Desk calls were taken by RMLS™ staff in 1996.
(Prior to that time, the system vendor handled Tech Support.) In addition, we have
been hosting a
Technology/Trade Fair
annually since 1994.
Data Sharing (IDX/VOW)
RMLS™ first sent listings to the Internet in 1996. The first Internet Policy to
govern Internet display of listings was crafted in 1998, establishing the RMLS™
philosophy that brokers should determine the destination of their own listings
and setting the stage for today’s busy Internet world of
IDX, VOW, and syndication.

RMLS™ currently has 60 employees and 10 conveniently located offices providing service
in: Portland, Vancouver, Eugene, Florence, Hood River, Hermiston, Roseburg, Coos
Bay, Brookings and Salem.
RMLS™ Board of Directors
When RMLS™ was formed the founders wanted the multiple listing service to be subscriber-driven
and governed by representatives from within the subscriber base. RMLS™ is still
structured that way today, with a 16-member Board of Directors formed from REALTOR ®
subscribers representing our current
three shareholders ( Portland Metro,
East Metro,
and
Clark County Associations of REALTORS ®) and the Service Advisory
Committee (SAC).
RMLS™ Service Advisory Committee (SAC)
The Service Advisory Committee (SAC) is
made up of representatives from REALTOR ® associations other than
our shareholders. The SAC exists to provide representation
within RMLS™ for all subscribers.
The currently selected chairman of the SAC is a full director on the RMLS™ Board of Directors.
Additionally, a second full director is also appointed by SAC to serve on the RMLS™ Board
of Directors.

The Multiple Listing Service (MLS) Defined
The MLS is an online marketplace where real estate professionals can share listing
data and negotiate offers of compensation.
This partnership provides brokers and agents with a method to market a client’s
home for sale to a wide audience in an organized and cooperative environment. In
addition, it provides a space for buyers’ agents to search for reliable and timely
data on available homes that meet their clients’ criteria.
The robust database often includes additional resources for real estate professionals
to use when advising their clients such as: listing history information, tax records
and maps.
As a REALTOR ®, when you partner with a large MLS like RMLS™, you benefit from conducting
business within a broad network which spans several regions in Oregon and Southern
Washington. This means:
- More referral possibilities.
- More listings available to your buyers.
- More buyers viewing your seller’s listings.

When I joined RMLS™ about 10 years ago, it was like a breath of fresh air. The service was and is wonderful, the cost is low and I have made a lot of money through the years just on referrals from Portland Brokers that don't want to completely give up their clients that are investing in Southern Oregon.
RMLS™ is just awesome. What it accomplishes for me is outstanding. We moved from the ice ages in to modern time with RMLSweb. Depending on your own technical capabilities, you can do absolutely anything you need using this system. As far as I’m concerned RMLS™ is the greatest decision we have made here at our board.
As an active real estate professional with 18 years experience and a home office, I have found RMLS™ to be a valuable asset. The ability to keep instantly in touch with clients through the use of automatic property updates keeps clients happy and informed. RMLS™ constantly provides me with valuable informational updates that I might otherwise miss as a small office.
Prior to the new CMA tool RMLS™ has created for us I would use two systems to generate a report. So needless to say I was eager to try this out and see if it would replace the system I am paying additional for. I watched the short video and got very excited to try it. Once th eprogram was released I opened it up and started on two CMA reports. The program worked just as stated and was streamlined into a very user friendly system. With little to no frustration I created two very professional looking CMA reports. That next morning I headed to my clients home to present my report and they were more than pleased with the format, professional look, and me! Here is their comment…‘I appreciate your help and the work you did was fantastic!’ The system was fast, effective, and easy to use! Oh and by the way I got the listing!
We recently used your New CMA Unit to provide our sellers with new comps in order to get a price reduction on their home, it worked after seeing the new comps they said yes to a new list price. Thanks
I love it, I do a lot of REO and BPO work and the banks are now requiring an upload of a one page CMA. I used to have to do it in excel and since I am not that good at excel it took HOURS! With the new program I just load the three active and three sold MLS # into the MLS# page hit new CMA and the first page is exactly what I need, I save it to a PDF and load it. I also like the fact it has no contact info on that page so I can pass it around! Thanks!
My landscaper told me that the owner of a house in our neighborhood was in the process of preparing their house for sale and that he didn’t think she had an agent yet. I logged onto RMLSweb, clicked on the new CMA tool link, and quickly put together a reasonably comprehensive CMA for the surrounding area. I like the fact that the user interface is very clean, clear and concise, and I was able to get the report done in a fraction of the time that the old report took. I dropped by my neighbor’s house later that day with the CMA report, a business card, and a listing agreement and now I have one more house in my inventory to sell.
I’ll make this short and sweet and to the point. I used the new CMA and was impressed at how easy it was to use. Also I love that it saves your work and allows you to go back and get more information without losing all your hours of hard work.
I recently saw the new CMA module, so I thought I’d check it out. Timing was perfect. I discovered a home that was foreclosed on recently by a bank client. So, I set up a profile for the bank & did a preliminary CMA on the home. The bank then asked me for a CMA on this lot they own, and I simply went in and created it, using the bank’s profile. It took me all of 15 minutes as the new program was so much easier to use, and allowed the ability to save the CMA, thus allowing further tweaking if I missed something. I forwarded it to the client. Then, I further refined the foreclosed home and added some relevant comps, and sent it in too. Had it been with the old CMA program, I’d have had to start over the 2nd time around. The bank seemed pleased with the work.
I wanted to commend you on the new CMA. I have used it seven times already with much success! It is very well put together and adds the extra professionalism you need when asking for the clients listing business and to show clients what the market research is saying about housing prices in their specific area. I completed one on short notice on Saturday, June 26, after looking at the home on Friday. By showing her the CMA I prepared, complete with graph; she gave me full price offer, with no closing costs, additions, or repairs. I was able to show her the homes was worth full price; and asked her if she would be upset if someone came in at full price, and she offered 5k less. This was a total validation effort gone right! In another instance, this week I used the new CMA for a past and to be a repeat listing client who needed back up for a loan modification request. With all the floor plans the same as hers, most were in short sale status in her community. We added the occupancy issues, kept up landscaping, current HOA dues no liens, and additional garage. This brought her home value up 20k, by noting the short sales, empty homes, no yard maintenance and stripped interiors. I believe this and the list price letter helped them receive an answer swiftly.
